Welcome to the Winding Creek Homeowner's Association Website. Our site is designed to give resident's of our community a better insight of what's going on in our little niche of Macomb Township.
 
SITE UPDATES

I've updated the Reports and added info to the Financials page of the website with several new documents. These new items include minutes and agendas as well Excel spreadsheet reports for 2007-09. If you have any questions or comments regarding these materials, please contact Jen Tiedt.

I've also fixed an error that plagued some of us with widescreen monitors, if you have any issues with the web function of the site (especially that background problem), please send me an e-mail. Thanks!

Looking for Bids..

As we stated we are going to be looking for some quotes within the residents of the Association.

We are looking for the following:

Electrician, repair the front entry for the lighting that was damaged over the winter. (It was hit by another car)

Irrigation, to turn on the spinklers and check the lines, and future maintainance.

Military Person - someone who would be interested in the dialog of the flag. This includes the raising, lowering, and half mast, etc.

I will also post these seperately.

The the Increased Dues???

Hello, I am hoping that we have all made it though this CRAZY winter. At least we have finally seen the sun a few times!!
But, let’s to get to business at hand…
At this time, Tom Ames has resigned as Treasurer of the Association. I have worked diligently to produce a spread sheet that would produce the best information possible. If I have missed anything, please let me know. I have attached the final copies of the financial information to the best of my abilities.
As you can see we barely made the costs last year, thankfully we had money in a CD to cover us. There is a multitude of situations that have caused us to increase the fees. Here are the most important:
• Bank Foreclosure and Real Estate owned properties do not pay until there is a sale
• We have to cover the expenses on these home till that point
• The cost of electricity is increasing; we have power to the front entrance area that controls the irrigation, lighting, etc. There is also electricity that runs to the detention pond, this runs the irrigation, the pumps, and the lights
• The cost of water has increased. Yes, we use water. We irrigate the front areas. The pond area is recycled, as we pump it from the pond to water the perimeter.
• The cost of our maintenance contract has increased. Considering the costs of insurance, fuel, salt, and other materials have sky rocketed, these costs are forwarded along to us.
So with all this in mind, we have to increase our fees. With the current economy I would not be surprised to see it increase to $150 for the following year, as there are more foreclosures to follow… We are hundreds lower than any other community in our area, and we are not gouging anyone. We are just making ends meet. It is the Board’s responsibility to ensure that we will have enough money to cover a year’s worth of expenses, just in case a situation arises.
I have considered the fact that there are some in the sub that would like to have our properties managed by a firm. The most import fact to consider with that is, above all of the fees mentioned there is the cost of the firm. For comparison’s sake, Strathmore is paying $42,000 for 85 properties. So ours would be much higher than it currently stands, as well as the current costs would still have to be attended to.
I am happy to accept any comments and constructive suggestions! I need the help!

Snow Removal

I just wanted to assure everyone that we are aware in the delay of the removal of the snow.
I do apologize, but I am just as frustrated as you are, but let's consider that there was a snowfall of over 12 inches within a very short period of time.
The plows were in our sub in the morning but with most of the accumulation occurring throughout the day. It was very overwhelming for us all, not mention that although the children were totally excited about the additional day off, not many of us grownups were so happy about the extended, extended vacation!!
With that said, please offer a bit of patience while it is regroomed today. I am sure it will all be cleared away.
Also, send me an email if there are any concerns that are still relevant after the touch up today.
By the way, please do not clear sidewalks, driveways, or any other snow back into the street, as this defeats the purpose of the plowing.

WELCOME!

Welcome to the new Winding Creek Home Owner's Association website. The site has been in development for a few months now and we are still testing it out and working out some bugs and tweaking it. Behind the scenes, the site is much easier to update by any member of the board making communication with the Winding Creek members that much more easier and convenient. We invite everyone to use the comments to communicate and further develop our community online!

If you don't see something you think the site needs, please let us know! This site is a website for the entire Winding Creek Community!
